Choosing where to live on Florida’s Gulf Coast is about more than finding the right house, it is about picking the lifestyle that makes your daily routine feel effortless. Three of the region's premier communities, Lakewood Ranch, Wellen Park, and Palmer Ranch, each offer a unique version of Florida living. Here is a simple, side-by-side look at how they compare.
1. Scale and Community Setup
- Lakewood Ranch: This is a massive, self-contained suburban city. Spanning 53 to 55 square miles (over 33,000 acres), it is home to more than 72,000 residents across 30+ distinct villages. It has its own town centers, medical center, and highly active commercial hubs.
- Wellen Park: Formerly known as West Villages, Wellen Park is actively expanding across 11,000 acres. It is master-planned to accommodate about 22,000 homes at full buildout. Its centerpiece is the walkable, lakefront Downtown Wellen.
- Palmer Ranch: Positioned in South Sarasota, this is a 7,002 to 10,000-acre established retreat. It is nearly fully built out with over 30,000 residents living across a peaceful, mature network of 30+ subdivisions and enclaves.

Carts are legally prohibited on main public roads (such as Lorraine Road or University Parkway) where speeds exceed 35 mph, meaning you cannot cart between different villages or to major town centers.
- Palmer Ranch has No Shared Cart Network: Carts are restricted to individual private golf course communities like Prestancia or Stoneybrook. Instead, Palmer Ranch focuses its outdoor mobility on the Legacy Trail, an 18.5-mile paved, non-motorized trail perfect for bicycling and walking.
4. Monthly Carrying Costs and Fees
- Palmer Ranch has the Tax and Fee Advantage: Because it is an established development from the 1980s and 1990s, the infrastructure bonds in most of its neighborhoods have been fully paid off. This means zero CDD fees in most Palmer Ranch subdivisions. Combined with low HOA fees, typical monthly carry costs sit at an affordable $100 to $300.
- Lakewood Ranch has Layered Fees: SMR Stewardship District and individual village CDD fees add an extra $1,500 to $3,000+ per year onto your property tax bill. In newer construction villages, combining these district fees with HOA dues can create a monthly carry cost of $600 to $1,000.
- Wellen Park has Mandatory CDD Fees: Because it is actively growing, all neighborhoods carry a CDD fee to pay down the bonds used to build the community. Total monthly carry costs in newer neighborhoods run between $400 to $800+.

- Lakewood Ranch is Best for Travelers: Located right east of I-75, commuting is a breeze. It sits just 20 minutes from Sarasota-Bradenton International Airport (SRQ) and 50 to 60 minutes from Tampa International Airport (TPA), with world-class shopping at University Town Center (UTC) right around the corner.
- Palmer Ranch offers Great Centralized Commutes: Positioned close to Tamiami Trail and I-75 in south Sarasota, residents can reach the historic downtown Sarasota arts district in 20 to 25 minutes and SRQ airport in 25 to 35 minutes.
- Wellen Park is Laid-Back and Southern-Oriented: Located further south near Venice and North Port, Wellen Park is perfect for those who want a quieter, small-town atmosphere. However, it is less convenient for frequent air travelers, requiring a 45 to 60+ minute drive to SRQ airport.
